We use asking prices per square metre from active listings in the available portfolio, within 15 km. The range is based on the middle 50% of the sample. These are advertised prices, not completed sales.
The calculation applies fixed indicative adjustments: new build +8%, renovated +4%, needs renovation −12%, lift +2.5%, terrace +3.5% and parking +4%.
